I had a lovely stay at Forty 1 North. The location is fantastic, right on the docks with great views, and the staff was incredibly friendly and accommodating. However, I encountered some struggles with the service quality, particularly with the bar and front desk, which affected the overall experience. Overall, it had both highs and lows but left a decent impression.

Though I found the parking a bit pricey, the location was perfect for exploring Newport. Overall, it was a great experience, but there are minor areas for improvement.

My stay at Forty 1 North was a mix of beautiful views and frustrating service. While the waterfront location and amenities like the fireplace and soaking tub added charm to my experience, the slow response times from the staff dampened the mood. Overall, it's a lovely hotel, but improvements in customer service are needed. 😕
Rooms

My room was clean and nicely furnished, featuring a cozy fireplace and a luxurious soaking tub that I wished I could have fully enjoyed. The nightly turndown service added a nice touch.
Service
5.0
Unfortunately, the service was disappointing throughout my visit. I often found the staff inside the hotel to be nonexistent, and when I needed assistance, it took a long time for anyone to attend to me, which was frustrating.
Location

The hotel is right on the water and offers stunning views. It’s perfectly located, making it easy to walk to many excellent restaurants, shops, and activities around Newport.
Dining

While I appreciated the option to use the lounge and enjoy views overlooking the harbor, the waitstaff seemed untrained. I often didn't receive attention even when the bar wasn't busy, which was disappointing.
Facilities

The hotel's amenities were impressive, and I enjoyed the well-equipped gym that was just a short walk away. However, the smell from the kitchen sometimes permeated the area, which was off-putting.

My stay at Forty 1 North was a mixed bag. The location right on the marina was stunning, and the ambiance was lovely. However, for the price I paid, I expected more in terms of room amenities and overall service. The staff was friendly, but the restaurant's hours were inconsistent. Overall, I enjoyed my time, but improvements could be made.
Rooms
8.0
I stayed in a Premium Water View room, which offered beautiful views of the marina. However, given the $800 price tag, I expected a separate living area, which I didn't have. The furnishings were lovely, but the close seating made it challenging for two to enjoy the view together comfortably.
Service
7.0
The staff was generally friendly, especially at the bar, but I encountered some issues. The front desk was often unattended, and the indoor restaurant seemed closed more often than not. This led to a somewhat ghost town feel around the hotel.
Location
10.0
The hotel's location is perfect! It's right at the marina and within walking distance of numerous local attractions. The views from the hotel are absolutely amazing, making it a beautiful setting for a getaway.
Dining
8.0
While I didn't have a chance to enjoy a meal without needing to scrape off bits from previous diners, the ambiance at the restaurant looked appealing. I did hear others rave about dishes like squid ink pasta and unique oyster presentations.
Facilities
7.0
The hotel had several nice facilities like valet parking and tours/ticket assistance. However, the lack of consistent restaurant hours was disappointing. Despite this, the charm of the hotel shone through.
